    its a RR apt in the "boroughs" or north of 96th street AKA The Mason Dixon line in Manhattan.


    anyway its not an auction in the way its perceived by most.....this auction can be stopped by a "deed in leu" but even if it goes to auction the note holders, in the case the Sellers from 2007 (the family that has controlled the property for years) since they own the debt on the property will show up and bid 1.00 USD, when properties like this are sold at auction the amount you "bid" is in addition to the existing bill that includes all debt, interest, legal, etc. and in this case thats 13MM and change.

    This is a formality that allows the note holders to obtain the fee interest in the property or become the property owners once again. If the property is worth lets say 30MM then there will be a completive bid but that still works out well for the 2007 sellers because they will get every penny they wanted (in 2007).

    I discussed the property with the 2007 sellers and am meeting them in November provided they take back the property, there's a better way to preserve the "dive business" and isolate any other potential revenue streams then the sale in 2007, this will give the dive business operators an honest shot of running a successful business and the sellers will be able to market the balance of the property without having the arguments and issues that came about this last time.

    Jont, thanks for the info! I've dove Vortex a couple times and as a new (intro) caver would like to dive it some more.

    On a scale of 1 to 10, Vortex is a 1. Forty-five miles away is Merritt's Millpond. The caves there are all 9s.

    My pleasure Leam, SLUGE has a good point, but VORTEX could make a world class training facility with a little work and I think that would be the direction to take, it would be perfect for all recreational and technical training that can be done in confined water.
