I have an offer in on a property outside Tallahassee. It has a sinkhole on it that's been dove by a few people, amongst them John Kimberl and Nick Leone.

I'm looking to put together a group to buy this. We're looking at people taking chunks of 10% each. The property is going for $120 000, so that's $12k for 10%. You can take mutiple chunks, right now I'm looking at taking 50% of this.

We need to find buyers for the last 20 to 30%. Anyone who is SERIOUSLY interested (i.e. has the cash to pony up on pretty short notice) please PM me.

I intend closing on this in the next few weeks IF we get the buyers together.

The property is an 8 acre subdivision in a development aimed at the horsey crowd. I can PM you a description of John's dives. There is about 3500 feet of line downstream and oly a few hundred upstream - this is VIRGIN, going cave.

Any interest? This has the potential to be part of a pretty big, totally unexplored system. And best of all GUE won't be able to tell you to bugger off! It IS very close to (and may connect to) the system they explored:

Who in their right mind would ever want to go in on a financial real estate deal with this crowd!?? It would be bad enough with family, let alone this bunch. Plus, if MF is not the Realtor, I would have serious concerns. Shouldn't "Caves for Sale" go under the Fill Station or some other innocuous discussion thread?

The contract with 6 +/- buyers involved is what concerns me.

Is your intent to pool enough $$$ buy it outright, without a loan?

Would it not make more sense to form an LLP and sell shares of the corporation? Has anyone approached the CDS or NACD?

3) Advantage of 10%? Ironically pretty much the advantage of owning 50% - you get to dive it! There may be an upside on property value but I wouldn't buy it with the kids' college money.

Will you be able to dive it if you're not an owner? Can you set that up as a fee (either yearly or per day?) this could recoup the investment capital.

Hmm... sidemount only, what a great idea :)

I don't think fee-based diving would be a good idea. We really want to limit access to this system. And at $20 a day that'd be 6 000 dives, by which time it'd look like Ginnie!!!

It's a pretty advanced cave. Deepish - 130 ft in parts - and a little silty, and upstream has a sidemount only restriction on entrance.

Seems even worse of a deal than the WKPP, I guess I'll chalk this one up as yet another cave that I can't dive.

If you change your mind about letting others dive your system, let me know. My NOMAD is ready to go :-D.

That's a pretty good one. BTW, I would gladly help build the steps and such. As far as property taxes, the little red cave diver can charge a little admission to help alleviate the costs.

The difference is, we'll be limiting access to something we laid down cash for, as opposed to public land.

Plus friends will obviously be going in there. I suspect you get a lot more friends when you get a cave... like the ugly fat guy in junior high who shows up with candy....

Well, either way, My offer still stands as far as helping to build steps, or a changing shack, or a BBQ etc... It would be nice to dive in a new(ish) system :-D.

As far as diving goes...if it ain't got heated showers, flush toilets, parking within 100 ft of the water and no silt...well that's a discussion for another day!
